Trustee/sale officer holds (NRS 40.462/107 form DOT); pays juniors then debtor. Demand; interpleader if conflict. Recovery K: notarized, ≥30 days post-sale.

Deadline: Recovery agreements void if signed <30 days after sale (NRS 40.463(2)(b)).

NRS 40.462(2)(d) surplus to debtor. NRS 40.463: written+notarized; fee >$2,500 excl. atty fees presumed unreasonable unless court approves. No % cap. Not a non-attorney bar.

How the claim moves

County treasurer holds; written claim w/in 1 yr of deed (NRS 361.610). Clark: notarized form. Decision 30 days after 1-yr window; disputes → mediation then interpleader.

Deadline: 1 year after treasurer's deed recorded; then county GF, not refundable (NRS 361.610(4)).

NRS 361.610 (AB 133 2025): county keeps first $300 + 10% of next $10k. Recovery/assignment fees ≤10% (any natural person). Surplus returned pre-Tyler; 1-yr keep is Tyler risk. No redemption prerequisite.

Courtroom requirement: Process here varies enough that we route files through counsel review — included in the same contingency deal.

If nobody claims it: Tax: 1 yr after deed → county GF (5% to treas. tech acct NRS 249.095); not refundable. Mortgage unclaimed → UP. Post-escheat: 24-mo bar then 10% (<5y)/20% (≥5y) (NRS 120A.740).
